Trim trees to prevent leaves from dropping on the roof and branches from scratching the roof.  Check downspouts and gutters for twigs and leaves that inhibit proper drainage. And seal any gaps with cement. Replacement is necessary if the flashing is deteriorated or vents are unstable.
